Information below provides general information about main permit categories. If you have any questions, contact the Town of Lapel staff.

Building Permit

A structural building permit is required for new construction, adding onto the existing structure, and in some cases for major renovations. Before applying for a new permit you must ensure that your project meets Lapel’s zoning ordinance and Indiana building code regulations.

In addition to obtaining a permit, the applicant must schedule all necessary inspections with the building inspector. Development must be inspected during construction and after completion to ensure compliance with national, regional, and local building codes.

While the property owner can complete the permit application form, we recommend the contractor doing the work completes it on behalf of the owner to ensure that the contractor signs off on the responsibility should anything go wrong.

Improvement Location Permit

Any development that includes temporary and/or permanent uses and structures, or site work (either with or without the construction of structures), requires a site development plan review as part of the Improvement Location Permit to ensure that the development meets Lapel’s UDO.  

The full list of types of activities that require a permit are listed under V 1.8.7 Improvement Location Permit section of the UDO. Examples of non-building work that require a permit: earth work (moving dirt, filling, excavation), installation of utilities and public improvements on private land, off-street parking changes some changes to landscaping, signs, and so on. Also, review the UDO standards for each specific zoning district to determine whether your scope of work warrants a permit.

Right-Of-Way Permit

Work and events in the Right-of-Way require a permit and Council’s approval. Application Form

Apply at least 60 days before the Council’s meeting date to allow time to review the permit application and get it scheduled for Council’s review.  Council meets every third Thursday of each month at 7 pm at Lion’s Club (329 Main Street, Lapel, IN).

Unauthorized Work

Starting work without a permit may result in a fine equal to double the permit fees and additional violation fees. If the unauthorized work doesn’t meet the regulations, such work might even require demolition.
